What is MHPSales.ai?
MHPSales.ai is an AI voice agent built specifically for mobile home park sales. It calls, texts, and emails every inbound lead about your homes within 2 minutes, 24/7, answers their questions, follows up for three days, books showings on your calendar, and sends park applications that are screened through Lotly.
What does the agent actually do when a lead comes in?
It calls the lead within 2 minutes, introduces itself, and answers their questions about the home. If they are interested, it books a showing on your calendar and sends a park application. If they need time, it follows up by call, text, and email over the next three days. If they pass or opt out, it stops and logs the conversation.
How fast does it contact a new lead?
Within about two minutes of the lead arriving, at any hour — including nights and weekends. Speed is the point: a buyer inquiring at 9 PM is usually messaging several listings at once, and the first real response tends to win the conversation.
What is the follow-up cadence?
Seven touches over three days: a call within two minutes, then a mix of calls, texts, and emails spread across the next three days. It stops immediately the moment the lead answers, books, or opts out — so nobody gets pestered, and nobody gets forgotten.
What questions can the agent answer?
The common buyer questions: price, lot rent, number of bedrooms, pet rules, and financing — drawn from your listing details. It knows the specifics of each home you have listed, so it can hold a real conversation instead of just taking a message.
Which lead sources does it work with?
Leads from Facebook Marketplace, Zillow, MHVillage, and Craigslist, plus inbound phone calls. However a buyer reaches you, the agent works that lead the same way and keeps everything in one thread per person.
Does it book showings on my calendar?
Yes. It books showings directly on your calendar — Google Calendar, Outlook, or the Lotly Showing Scheduler — so a confirmed appointment simply appears on your schedule.
How do park applications work?
The agent sends the park application to interested buyers, and applications are processed and screened through Lotly. You get a screened applicant handed back to you rather than a stack of forms to chase.
Does it work for RVs and park rentals, or just homes for sale?
All of them: mobile homes, manufactured homes, RVs, and park rentals all count. If it is a listing you want worked, the agent can work it.
Pricing & billing
How much does it cost?
Two options, per home: $799 per home per month while the home is listed, or $1,999 flat per home until it sells (which includes 3 months, then continues at $799/month if still listed). Both include everything — see the pricing page.
When does billing stop?
On the monthly plan, billing stops the month the home sells. On the flat plan, you pay once per home; it includes 3 months, then continues at $799/month only if the home is still listed after that.
What counts as a "home"?
One active listing — a mobile home, manufactured home, RV, or park rental. You can pause a home or swap it for a different listing anytime.
Is there a contract?
No. There is no long-term contract on either plan, and you can cancel anytime. The no-contract model is deliberate: the product has to earn its keep every month.
Is there volume pricing?
Yes, for parks with 25 or more homes. Mention your inventory when you request a demo and we will talk through volume pricing.
Compliance
Do callers know they are talking to an AI?
Yes. The agent discloses that it is an AI on every call. Transparency is built in — the goal is to help buyers quickly, not to trick anyone.
What about call recording?
The agent follows recording rules, and calls are recorded and transcribed so you have a record of every conversation. Recordings and transcripts are kept in one thread per lead.
What about Do-Not-Call and opt-outs?
The agent scrubs against Do-Not-Call, and a buyer can opt out at any time — replying STOP, or asking to be removed, stops all contact immediately. Opt-outs are honored instantly.
Getting started
What do I have to do day-to-day?
The parts that need a person: the showing, the approval, and the keys. The agent handles the calls, texts, emails, questions, follow-up, and booking; you get booked showings and screened applicants and take it from there.
Who is behind MHPSales.ai?
MHPSales.ai is operated by Lotly Software LLC — the team behind Lotly, property-management software for mobile home parks. The voice technology comes from sister company Vosy. Read more on our about page.
How do I see it work?
Request a demo and bring one listing — we will walk you through the agent calling a lead, start to booked showing, in about ten minutes. Schedule a demo.
