What does the agent actually do when a lead comes in?
It calls the lead within 2 minutes, introduces itself, and answers their questions about the home. If they are interested, it books a showing on your calendar and sends a park application. If they need time, it follows up by call, text, and email over the next three days. If they pass or opt out, it stops and logs the conversation.
How fast does it contact a new lead?
Within about two minutes of the lead arriving, at any hour — including nights and weekends. Speed is the point: a buyer inquiring at 9 PM is usually messaging several listings at once, and the first real response tends to win the conversation.
What is the follow-up cadence?

Yes. It books showings directly on your calendar — Google Calendar, Outlook, or the Lotly Showing Scheduler — so a confirmed appointment simply appears on your schedule.
How do park applications work?
The agent sends the park application to interested buyers, and applications are processed and screened through Lotly. You get a screened applicant handed back to you rather than a stack of forms to chase. The application fee is paid by the applicant by default; per community, you can choose to cover it yourself, in which case it is billed to you as an additional fee when the applicant submits.
Does it work for RVs and park rentals, or just homes for sale?
All of them: mobile homes, manufactured homes, RVs, and park rentals all count. If it is a listing you want worked, the agent can work it.

How much does it cost?
All-inclusive, priced per home: $999 each for 1–5 homes, $899 for 6–25, and $799 for 26 or more — you turn each home on and off in the dashboard. Phone numbers, calls, texts, emails, and listings included — see the pricing page.
When does billing stop?
When the home sells or you turn its agent off — billing for that home stops at the end of that monthly period. You can also cancel anytime; you are never billed past the current period.
Which homes are billed?
Every home with its agent turned on — a mobile home, manufactured home, RV, or park rental all count as a home. You can turn a home’s agent on or off anytime.
Is there a contract?
You accept our standard Master Services Agreement when you sign up, but there is no long-term commitment — it is month to month and you can cancel anytime. That is deliberate: the product has to earn its keep every month.
Is there volume pricing?
Yes — it is built into the price. Your per-home rate drops automatically as you add homes: $999 each for 1–5, $899 for 6–25, and $799 for 26+. Running a very large portfolio? Talk to us.
Compliance
Do callers know they are talking to an AI?
Yes. The agent discloses that it is an AI on every call. Transparency is built in — the goal is to help buyers quickly, not to trick anyone.
What about call recording?
The agent follows recording rules, and calls are recorded and transcribed so you have a record of every conversation. Recordings and transcripts are kept in one thread per lead.
What about Do-Not-Call and opt-outs?
The agent scrubs against Do-Not-Call, and a buyer can opt out at any time — replying STOP, or asking to be removed, stops all contact immediately. Opt-outs are honored instantly.
